BELGRADE — A local contractor has been picked to install a new roof on the community center after ice buildup damaged the original roof.

Town Manager Gregory Gill said the contract was awarded to Clyde Fowler Jr. of Belgrade, who bid $71,945 to install a standing seam roof. He reduced that amount by $5,000 as a donation to the community.

Fowler will start work this week and the project may be completed in about three weeks.

Gill said four contractors bid on the project. The select board voted to approve the bid at a meeting last week. Fowler has his own fabricating machine that makes the 20-inch roofing panels out of coil stock. He’ll also build a roof over the kitchen door entranceway, Gill said.

The center’s asphalt roof shingles were damaged from ice buildup and there has been heat loss through the main gymnasium ceiling and the insulation’s ability to resist heat has worsened because it wasn’t insulated up to code when it was built 10 years ago.

At its meeting, the select board also discussed property next to the Belgrade Community Center for All Seasons that voters gave approval to buy at Town Meeting on March 17.

The property owned by the Dalton Family has a 25-foot right-of-way that runs directly through the center’s property from Route 27 to Great Pond. The town owns the land on all three sides of the property, which has two two-bedroom houses, one of which has a three-car garage. The money for the 1.3 acre property will come from the town’s undesignated fund balance.

Gill said he has been in contact with Mark Dalton, who lives in Virginia and whose mother, who died recently, owned the property.

Gill said Dalton has told him he will sell it to the town for the $138,500 the town has offered — the figure it’s been appraised at — but the deed and Dalton’s mother’s will are “in the lawyer’s hands.”

“They’re working through all that, so when he sells the property to the town we get a clear warranty deed,” Gill said.

Voters at Town MXeeting agreed to spend $100,000 to fix the roof and $150,000 to buy the Dalton property.
